What is an Decision in Principle OR Agreement in Principle? and how can Smart Money help you?

A 'decision in principle' is an agreement from a mortgage lender that they will lend you a specified sum for property purchase or remortgage (as long as the property is satisfactory to them and that you are able to verify the income you have declared). An agreement in principle gives you the confidence of knowing that you really can afford to buy a property and that one or more mortgage lenders are willing to lend to you.

Smart Money Financial Services provide a FREE Agreement in Principle (AIP) or Decision in Principle (DIP) with any UK mortgage lender. This will give you the confidence of knowing that a lender will lend to you and the confidence on knowing how much they will lend to you.

Please note: Too many Agreement in Principles with lots of lenders can affect your credit score so there is a definite advantage in using a broker as opposed to approaching any bank directly because banks will quite often do an AIP before offering any product to you. We know each bank's criteria and therefore will only do an AIP if we know that there is a high likelyhood that you will get borrowing from that bank and that they have a history of lending the amount that you need. In short, we do the shopping around for you without it affecting your credit score.

Mortgages are now available for people wishing to buy to let, people with adverse credit history, people with no deposit wishing to buy a home and of course home movers and first time buyers. There are usually hundreds of products to choose from.

The mortgage will be for a certain length of time (a term). Commonly on a new mortgage the term chosen is 25 years. The interest rate paid is dependent on the product chosen – a common example is a 2 year fixed rate. It is usually prudent to take another product after the initial interest deal ends – remortgage.
